Buying a House

NYS requires home inspectors to be licensed and insured and to follow the NYS Code of Ethics and Regulations and the Standards of Practice. Depending on the size of a home a detailed inspection should take between 3 & 4 hours. Anyone who says differently is just not being thorough. Remember, the home inspector is working for you and only you; So choosing the right home inspector is as important as choosing the right home. As the client, you are encouraged to participate in the inspection process.  This is your opportunity to ask questions and get helpful maintenance tips. If a buyer is more aware of the aspects of their home purchase, they can better plan for future renovations and improvements.

General Interior

Evaluating the general condition of all rooms. Ceilings, walls, floors, doors, windows and stairs.

Electrical

Assessing service entrance, outlets, lighting, service panels, and junction boxes, etc. for proper function and safe conditions.

Verifying proper supply and waste plumbing including interior water supply and distribution, fixtures, faucets, drains, wastes and vent systems.

Judge the type of heating system and look for safety issues that could be of concern in the future.

Analyzing operation, safety controls, and capacity of cooling systems.

Checking air conditioners, ducts, supply registers, and return grills.

Assessing overall integrity of the roof and its components to identify moisture intrusion in the attic and drainage capability with gutters.

Evaluating the overall condition of the residence. Including foundation, joists, beams and columns.

 

A typical home inspection includes a full evaluation from our inspector complete with a written report of the overall condition of the residence. Our report will give you a written record of your home's strengths and weaknesses so that you can make choices regarding the inspection's findings at any point in the future.

Prelisting Inspection

Conducting an Inspection before your buyers do will allow you to see your home through the eyes of a critical & neutral 3rd party. It will make you aware of immediate safety issues or areas that are of immediate concern, such as radon gas or termite infestation. It will allow you time to get reasonable priced contactors or to make the repairs yourself (if qualified) ahead of time so that the defects won’t become a negotiating tool.

Walk through inspection

A walk through inspection is exactly what the name says, a walk through with you the client and the inspector. It gives the client a good idea of the overall condition of their current residence or home they are considering buying. It does not include a written report but it does include the opinion of an unbiased industry professional.

Annual maintenance inspection

Our annual maintenance inspections assess all parts of your home for any needed repairs. Not only do our annual maintenance inspections help you stay on top of your home's maintenance needs — they'll also alert you to any crucial repairs that need to be completed before you sell your home.

Radon Testing

Radon is a naturally-occurring radioactive gas that can lead to lung cancer. Radon gas is inert, colorless and odorless. Radon can move up from the soil beneath a home and get trapped inside, where it can accumulate to dangerous levels.
